Commercial real estate has quietly become the second most-allocated asset class for Indian HNI portfolios after listed equity. Here are the seven structural advantages, ranked by the order in which we hear them mentioned by KW investors.

1. Predictable monthly cash flow

Pre-leased Grade-A commercial generates rent on day one — usually corporate-grade, 9-year lock-in, 15% triennial escalation. The cash-flow predictability is closer to a corporate bond than residential rental.

2. Higher gross yield

6.5 – 9% gross yield on commercial in NCR, versus 2 – 3% on luxury residential. The gap is structural — commercial buyers underwrite to a yield benchmark; residential prices clear the local end-user market.

3. Asset appreciation tracks GDP, not housing cycles

Commercial values track corporate India's space absorption, which correlates with services-sector GDP. Housing values track interest rates and credit availability. Diversification benefit.

4. Leverage works in your favour

Commercial lending is meaningfully more conservative (typical 50-60% LTV), but the higher yield offsets the lower leverage. Total leveraged returns are competitive with residential.

5. Tenant-funded interiors

Tenants typically invest Rs 2,000-3,000 per sqft into their own fitouts. That sunk cost extends lease tenure and protects you against churn.

6. Less hands-on management

Corporate tenants don't call you at 11 pm to fix a leaking tap. Once leased, commercial is among the lowest-maintenance investments you can own.

7. Liquidity is improving

REIT listings (Embassy, Mindspace, Brookfield) and fractional-ownership platforms have started giving commercial real-estate buyers exit options that didn't exist five years ago.
