The developer matters more for commercial than for residential — because the on-time-delivery and tenant-mix decisions you depend on are 100% in their hands. Ask these ten questions before you write the booking cheque.
The track record

The balance sheet
Look up the developer's financials on the MCA portal. A leveraged developer in the middle of a project is your single biggest concentration risk.
Concurrent project count
Developers running too many simultaneous projects struggle with quality and timeline. Three to five active projects is a reasonable ceiling for most groups.
Post-possession service
Ask to walk a delivered project. Speak to actual residents and tenants. Their answers tell you everything about how the developer behaves after the booking cheque clears.
Tenant-mix philosophy
For commercial, find out whether the developer pre-curates the brand mix or leaves it to chance. The first approach creates value for everyone in the property; the second creates winners and losers.
