Yield: commercial typically wins
Pre-leased Grade-A commercial in NCR currently trades at gross rental yields of 6.5 – 9% — meaningfully higher than the 2 – 3% gross yield on luxury residential. The reason is straightforward: commercial leases are corporate-grade, 9-year-plus locks with built-in 15% triennial escalations and tenant-funded interiors.
Liquidity: luxury wins on the resale side
Luxury residential has a deeper retail buyer pool — most NCR families upgrade home every 7-12 years, and the 4-BHK market sees consistent transaction depth. Commercial buys clear too, but the buyer pool is institutional and brokered.
Risk: location-tenant correlation
Commercial risk is concentrated in the tenant. If the anchor tenant exits, the unit can sit vacant for 6-12 months. Luxury residential risk is location-driven; the apartment doesn't 'go vacant' but the market value tracks the micro-market.
A portfolio frame
For investors building from zero, we usually suggest 60% residential / 40% commercial in the first cycle — the residential half handles end-use or family planning, the commercial half builds passive cash flow. Adjust toward commercial as your existing rental yield rises above your cost of capital.
